  1. Plan ahead: As soon as you get notice of your PCS orders, start planning for the sale of your home. Research the real estate market in your area as well as the market conditions in your destination state to understand the timeline and potential challenges.
  2. Hire a local real estate agent: Engage a local real estate agent who is experienced in working with military families and familiar with the unique challenges of a PCS sale. They can provide valuable guidance, market knowledge, and support for you through the process.
  3. Price competitively: Set a competitive price for your property that will attract potential buyers quickly. Work with your real estate agent to conduct a comparative market analysis and determine the optimal listing price based on current market conditions.
  4. Consider a pre-inspection: To streamline the sale process and provide peace of mind to potential buyers, consider getting a pre-inspection done on your property.  Being proactive of any issues beforehand, can help avoid delays or negotiation hurdles during the sale.
  5. Stage and declutter: Make your home as appealing as possible to buyers by staging it effectively. Minimize personal belongings, declutter each room, and create a neutral and inviting atmosphere that allows buyers to envision themselves living there.
  6. Leverage technology: Take advantage of virtual tools and technology to market your property effectively. Virtual tours, high-quality photos, and detailed descriptions can attract out-of-state buyers and give them a comprehensive view of the property.
